PUERTO RICO BEACH PROPERTIES OPINION
It is a fact that the Puerto Rico real estate market is soft; also is true that the amount of Act 22 and Act 20 investors seems to be very active and prices have been increasing at high end residential locations in the island. We believe that a mix a high end resort with marina and beach, with an exclusive residential neighborhood will be a success. The limited inventory of beach residential neighborhoods, the proximity the airport and the lifestyle the region offers; combined with the high interest of Act 22 relocations are factors that contribute for this project to become a success. Puerto Rico Tourism Incentives - Act 74 further contribute to the development with tax exemptions and tax credits up to 30% - 40% in some cases:
This residential, resort & marina development, includes a flood control system that will positively benefit some 3,000 residents near the Culebrina River and Caño Madre Vieja Creek in Aguada. The creation of construction jobs, and goods and services that support the project will be positive to the islands economy.
