Jaucas Bay is a oyster shaped bay with shallow waters, well protected from the Caribbean Sea. It is not a well known or busy beach. Mostly locals enjoy this sandy shore, yet it is frequently visited by wind surfing aficionados from other parts of the island, because of its reliable breeze. Many neighbors maintain the shoreline very nicely in front of their homes. If you like to be entertained collecting sea shells, cool stones and worn driftwood, the South shore is a treasure trove, yet this bay is a good and privileged sandy shore.


What do you call a three unit beachfront property?.....

The upper level enjoys a large balcony / terrace, the South facing interior windows have direct beautiful views to the beach (currently partially obstructed by unmanaged vegetation). The ample view shows the bay, other shoreline homes and the beautiful mangrove on the Southwest portion of the bay. You enter the house via the terrace facing the beach, then the good sized living room and good sized dinning / kitchen area. The hall way leads to the 3 bedrooms and two bathrooms area (one of the bedrooms has its private bathroom). The home needs needs a new main door, painting, probably is a good idea to re-coat with preventive maintenance the roof and other repairs. The kitchen and other areas could use some updating and improvements.

The lower level consists of two independent units of 1 large bedroom and a great room with kitchen and dining, kitchen space. Each has an entrance door facing North and a double door facing the beach. The interiors as similar to the upper level.

Both upper and lower level have security windows and doors seem to be in good condition. Some of the crank window operators need replacement due to lack of use.

The property enjoys a large patio and because the house is not in the middle, but more to the Southwest portion of the lot, the patio has a large and ample feeling. The perimeter is fenced, yet likely the new owner will change the beach section of the fence to a more "view friendly" alternative.


It is like the typical 90% of the beach properties in Puerto Rico. To access to the street where all the beach houses is via a mixed socio-economics community, good, humble and down to earth people. This shoreline sector of the neighborhood is dotted with beach homes, used primarily for weekend and vacation purposes. The shore is sandy, the waters are calm and not too deep, yet suitable for a jet ski and small boats.


The locations is about an 12 minute drive from Highway 52 and the near shopping centers with Kmart, Marshalls, Starbucks, Walgreens, Cinemas, Etc. To reach the Mercedita Airport in Ponce (with flights from New York and Orlando), the Plaza del Caribe Mall, Home Depot, Hospitals, Universities, etc. is about a 30 minute drive. From Airport LMM (San Juan / Carolina) the drive is about 90 minutes. Know that the region enjoys a heathy tourism activity on weekends. Jaucas Beach is sort of quiet, but not far along the shore there are places to eat and mingle, marinas, and other beaches enjoyed by tourists and other islanders. Some spots can get nice crowd on weekends.


This beach property represents another great opportunity. A vacation income property with this lot size and a 3 units on a popular kite surfing beach presents a niche not being catered to my knowledge in Puerto Rico. Its good the property is not perfect and needs TLC. The listing price reflects these needed improvements and the new buyer gets to do all renovations to his /hers taste and standards. To find a similar opportunity in the island at this date would present a great challenge. Simply put, we have no awareness of another find like this one at this moment.
